2022 Township of Central Frontenac Zoning By-law Update
Housekeeping Amendment to Correct Mapping Schedules
The Township will be considering an amendment to By-Law 2011-52 as amended by By-Law 2022-61 at its Council meeting on January 24, 2022 to correct the mapping to include the correct EP-1 overlay. A copy of draft by-law and updated schedules can be viewed in the Important Documents Section to the right.
PLEASE NOTE:
Following the approval of By-Law 2022-61, it came to staff’s attention that there was a technical error in the schedules (maps) relating to the EP-1 overlay projection. As a result the maps do not show the proper location of this layer. Council has directed that a housekeeping by-law be processed as soon as possible following the expiration of the appeal period on November 16th. The correct version of the schedules which will be included in the housekeeping bylaw are provided here:

The township has now passed the comprehensive zoning by-law at its regular council meeting on October 25 2022 as By-Law 2022-61. The formal notice of passing can be found here: Notice of Passing October 25 2022 . By-Law 2022-61 is available here: 2022-61 - Amend By-Law 2011-25 (comprehensive zoning by-law).
The maps are included as schedules to the by-law.

The township held the formal public meeting for the comprehensive zoning by-law amendment on October 11th, 2022. The final draft versions of the by-law and schedules (maps) are now available, and Council will consider passing the by-law at the October 25, 2022 council meeting.

Council will be considering the amending by-law at its October 25, 2022 council meeting (in person, Soldiers Memorial Hall, 1107 Garrett St). This meeting will be livestreamed on the township’s YouTube channel. The final draft version of the bylaw and maps are available here [and use the same links as noted above].

The draft zoning by-law has now been revised and is available here: Draft Zoning By-law as of September 12th
The formal public meeting for this by-law will be held on October 11th at 6:00 pm at the Soldiers Memorial Hall.
The updated revised mapping is now available as of: September 22nd, 2022. These schedules remain in draft form and will be further amended as we are currently updating the maps to incorporate most recent soil map data from the province. This iterative process will be completed as soon as possible and we will post a notice on here once the revised versions are available. Links to the updated mapping can be found below as well as in the important documents section to the right.

The Official Plan for the Township of Central Frontenac was approved by the County of Frontenac in September, 2021. The next step in implementing the plan requires that the Township review its comprehensive zoning by-law. That's where you come in. We need your help and participation to complete that review.
The zoning by-law describes what uses may be permitted for individual lots of land, what buildings and structures may be constructed on them, and how far those structures must be set back from lot lines. It also describes rules for things like maximum permitted building height, requirements for parking, where docks and boat houses may be placed, whether and how recreational vehicles may be used or parked, whether home-based businesses may be permitted on individual lots, and many other matters. The zoning by-law applies to all land parcels in the Township and the regulations in it are intended to ensure safety for people and the natural environment, and to ensure that land is used sensibly and constructively among neighbours.
Reviewing the zoning by-law is a chance for all residents of Central Frontenac to determine how zoning affects their properties and to ask and answer such questions as:
- What are the zoning rules for my property and do those rules reflect how my property is actually used?
- Can I change zoning rules for my property? If so, how?
- Do the zoning rules for things like lot sizes, frontages, setbacks and density help or hinder development plans and possibilities?
- How do zoning rules help to protect the natural environment?
- What rules should apply for storage containers, fences, swimming pools, and accessory buildings on my land?
- Should new zoning rules be applied retroactively? If so, how?
- How can zoning rules be shaped to help to resolve land-use conflicts?
You can help us by providing your comments, your concerns and your suggestions on potential improvements or changes to the zoning by-law. As a starting point, please take the opportunity to review the zoning by-law and the zoning schedules for which there links on the right.
