MHBC Background Research Report

MacNaughton Hermsen Britton Clarkson Planning Limited (MHBC Planning) was retained by the Township of South Frontenac to assist in the development of a Housing Master Plan for lands within the Village of Verona, with a particular focus on the provision of age-friendly/affordable housing. The preparation of the Housing Master Plan will provide recommendations and policy guidance for the future development of the Township’s lands, and the integration of that development within the broader context of the village including the re-built McMullen Manor.

The objective of the Verona Housing Master Plan is to provide guidance for the design and integration of the future development of lands owned by the Township for affordable housing, its integration with the re-built McMullen Manor and the general integration of both sites with the community. Key considerations will be:

  • The built form and housing type;
  • Active transportation connections, including integration with the K&P Trail;
  • Pedestrian connections to the Village Core and the Waterfront;
  • Communal servicing to support the development and its capacity (density);
  • The positive impacts of the development on the broader Village;
  • Constraints on the Township lands associated with areas regulated by the Conservation
  • Authority; and
  • Parking on the site and in the surrounding area.

The first phase of the project includes the preparation of a Background Review of the site, its context and the planning framework. The Report has been prepared to establish the existing conditions within which the Housing Master Plan is to be developed.
